Innovative design, unmatched value

Urban luxury annd affordable living converge at The Exchange Regency, a modern residential condominium located in the Ortigas Center business district. Built in the shape of an infinity symbol, this 42-storey edifice combines the comfort of a home with the convenience of a condominium.

People who want to experience the possibilities of The Exchange Regency can visit its newly-launched ultra modern showroom located in Julia Vargas, between San Miguel Avenue and Meralco Avenue. On display are the 1 to 2-bedroom flat units, the combined two 1-bedroom units, and the 1-bedroom loft unit.

Prime Location

The Exchange Regency's strategic location is one of its main selling points. It is situated at the heart of Ortigas Center, where three major roads converge: Exchange Road, Meralco Avenue and Jade Drive. The location allows for easy access to and from major thoroughfares such as Edsa, C5, Shaw Boulevard and Ortigas Avenue. It is also within walking distance of the Ortigas MRT 2 station. In addtion, the site is in the immediate vicinity of business institutions (Philippine Stock Exchange, San Miguesl Corporation, and the Asian Development Bank), commercial centers (SM Megamall, the Podium, Shangri-La, Metrowalk, Tiendesitas, and SM Supercenter), and educational establishments (St. Paul Pasig, Brent international School, the University of Asia and the Pacific, Lourdes School, and De La Salle Greenhills).

State-of-the-art showroom

Visit The Exchange Regency's state-of-the-art showroom adn experience a tantalizing glimpse of things to come. The Exchange Regency;s model units were designed by top firms Lor Calma Design, Inc. and Asuncion-Berenguer Inc.

Ed Calma of Lor Calma Design, Inc. envisioned an all-white affair for the 1-bedroom loft. To brighten the interiors, he selected fixtures and fabrics with muted, relaxing tones. Graceful forms such as the dining chairs and the rounded edge of the loft were intended to soften the geometric layout of the unit. For the one-bedroom flat, on the other hand, Architect Calma chose an abundance of wood accents not only for the rows of cabinets placed throughout the unit, but also as wall and ceiling cladding to exude a rustic yet cozy feel. A high-backed sofa-bed, soft pillows and a shaggy rug complete the restful ambiance for the unit owner returning home after a long day of hard work.

Asuncion-Berenguer, Inc., meanwhile, designed the 2-bedroom flat andd the combined two 1-bedroom units. The designer maximized the available space by partitioning off areas for entertaining guests and private spaces for rest and relaxation. The combined unit radiates a hip and youthful vibe with a neutral palette and select furnishings. In contrast, the two-bedroom flat projects mature sophistication. Darker colors accentuate the living and dining spaces while the bedrooms bask in ambient lighting for a relaxing mood.

"With our state of the art showroom, we want our prospective buyers to know that The Exchange Regency is a notch above the rest", says Jonas Senia, general manager of Nobleland Ventures, Inc. "It boasts of generous space and features that can only be found in pricier condomoniums," adds Mr. Senia.

Modular units

With modular design, buyers are able to customize unit configurations that conform to the space they need. An urban professional can go for a 1-bedroom unit(22 to 32.5 sq. m), while new families can occupy a combination of two 1-bedroom units (around 48 sq. m) or a 2-bedroom flat (63.5 to 68.5 sq. m). Those who require more space can opt for the loft units, available in 1,2, and 3 bedrooms.

All units feature high ceilings and wide windows, which are not only aesthetically appealing but also environment-friendly. The large windows optimize natural lighting, which results to less lighting need and electrical consumption. The high ceilings increase ventilation, allowing air to circulate and minimize the need for air-conditioning.

These environment-friendly principles extend to the entire building. All common areas are naturally ventilated through the presence of wide walkways and high ceilings. The Exchange Regency is perhaps the first real estate project in the country to showcase green Architecture.

"Green architecture is not about creating beautiful landscapes and adding green color. It is about finding ways to save energy and power," says Architect Albert Yu of Asya Design partner. "The environment-friendly features for the building and each unit are intended to teach owners how to conserve energy," adds Mr. Yu.

Architect Albert Yu is a staunch advocate of green architecture. He heads ASYA Design Partner, the dynamic firm behind The Exchange Regency's innovative and environment-friendly design. BCI ASIA has awarded ASYA Design Partner as one of the Top Ten Architectural Firms in the Philippines for three years running (2005-2007).

Behind this exciting development is Nobleland Ventures Inc., an emerging force in real estate development. Its diverse portfolio of projects includes residential condominiums, townhouses, commercial and leisure centers, and industrial buildings.
